⚠️ Custom-Sized Orders Only
Every single window opening is custom-measured to the fraction of an inch on-site by Seth Neel. Please do not attempt to order windows on your own. Off-the-shelf or self-ordered windows will not fit precision openings and cannot be installed under our workmanship warranty.

We suggest and default to the NT Presidential 900 series for unbeatable thermal performance and durability in DFW homes. If you are working with a tight budget and looking for a cheaper alternative, we can look into different manufacturer options upon request, but please note that substituting alternate manufacturers will alter the standard warranty coverage.

SPARTAN WINDOWS - PROJECT AGREEMENT TEMPLATE
1. Scope of Work
- Demolition & Removal: Complete removal of existing windows and frames. All debris hauled away and disposed of properly.
- Window Installation: Installation of custom windows per manufacturer specifications.
- Insulation: Perimeter gaps exceeding 1/8" sealed with professional-grade low-expansion spray foam.
- Finish Work: Professional Bostik Duo-Sil caulking applied directly to brick, exterior siding/trim, and interior sheetrock.
- Permits: Customer is responsible for obtaining and providing any required municipal or HOA building permits.
- Sheetrock Policy: Repair and paint interior sheetrock only if damage occurs directly due to crew members during installation. Pre-existing soft, water-damaged, or rotten wood/sheetrock is excluded at installer discretion.
2. Payment Terms (Two Milestone Structure)
- Payment 1 (Deposit): 50% due upon contract signing to order custom materials and lock in scheduling.
- Payment 2 (Final Balance): Remaining 50% due upon completion and successful final walkthrough.
3. Hidden Conditions & Structural Rot
Contractor is not responsible for latent defects found inside wall cavities. If structural rot is discovered in wall studs or headers, work pauses in that area to discuss a separate estimate.
4. Delays & Scheduling
Contractor is not liable for delays caused by supply chain shortages, manufacturer production queues, or severe inclement weather.
